1. Who Are You?

We are Jim && Sarah and we are the dynamic-duo, the masterminds and benevolent geniuses behind the empire that is Trekside Property Group, LLC.

Only some of that is true. We are just a couple of regular folks trying to build a life that supports our dreams. We have two wonderfully spoiled dogs, a golden retriever named Uni (oo-knee) and a little gremlin of a dachshund named Casper.

Our families are separated by 7,775 miles and we are trying hard to do good in this world while working for ourselves so that we have the ability to spend time with both of them. We value honesty, integrity and empathy. We are here for you!

2. What Is Your Goal?

Let us start by telling you what isn’t our goal-to get every penny we can from every client.

We want to help! We have experienced first-hand how detrimental foreclosure can be on a family when the family home was taken back by the bank following the crash in 2008. Jim moved to that house at 4 years old in 1994 and lived there until after graduating high school in 2008. That was home.

If he had someone that could help his family avoid that foreclosure, then they wouldn’t still be picking up the pieces today from the havoc it wreaked on their credit worthiness 11 years ago.

We want to solve people’s real estate problems. That is it. If we can help, we will. If we can’t help, we will point you in the direction of someone who can.

3. Is A “Cash Buyer” Right For Me?

Everyone’s situation is different and when we talk to you during the initial consultation, we might determine that listing with an agent is the best option. There is no one-size-fits-all.

If you need to sell your house fast due to a job or career change, looming foreclosure or back taxes, or any other major life stressor–cash may be for you. If cash isn’t the best option, we have an entire toolbox full of solutions that most cash buyers and real estate agents don’t even know exist!

4. Why Should I Work With You?

Because you’ll never be just an address or phone number or potential profit amount. We got into this industry to help people and that is our #1 goal. Every step of the way. Even if you’re in a situation that we’ve never seen before, we have hundreds of years of combined experience just a phone call away. It’s not just us here, we have a network of people at our fingertips with all of the knowledge.

5. Will You Use A Real Estate Agent?

When we sell the house after renovating it to HGTV standards, we will likely hire an agent to handle the listing and selling. The fees for that will come out of the difference between what we pay you and how much we sell it for.

6. What Is “Off-Market”?

The “market” refers to the multiple listing service, or “MLS” for short. The MLS is a vast network of properties listed by real estate agents that some services like Zillow or Redfin pull from to show you what is available. Houses listed here are considered “on the market”. Nearly all of these houses are in very good condition and qualify for bank financing.

Off-Market refers to properties listed without an agent. These can be for sale by owner or FSBO for short. Oftentimes, these houses will not qualify for bank financing and take much more effort to sell so agents don’t want the bother. The sale prices are typically lower, so they get less commissions. They don’t qualify for financing so the target buyer group is much smaller.

7. Should I Just Use An Agent? I’ll Get More, Right?

You might. Odds are the agent is going to tell you that you can list much higher than what cash buyers are offering, but, nobody but the market determines what the selling price will be. If you list it too high, it will sit for months. After multiple price cuts, it might sell.

After it is sold, you lose 6% to agent commissions right off the top. Then, you must pay the closing costs. The average fees to sell a house come out to 10% of the sales price.

When you work with us, we do our homework and are very transparent about every number we come up with. You’ll know exactly what you will walk away with. No waiting for 6-8 months, negotiating with multiple buyers, worrying about showings and offers, reducing the price, paying commissions and fees. That’s an awful lot of unknown to deal with, and for an unknown length of time.

8. Do I Have To Sell To TrekSide Property Group If I Fill Out The Form?

Absolutely not! If we’re not the best fit for you, we will tell you. If you don’t think we are a good fit for you, please tell us.

Can we agree to let each other know if, at any time, we do not feel like we are a good fit for each other?

9. Are There Any Fees or Commissions?

The amount we agree upon is NET to YOU. This is after every fee, which comes out of what we stand to make after putting tens of thousands into renovating and renting or selling. We pay all closing costs. You will get a check at closing for whatever amount works best for the both of us.

10. Do I Need To Clean Before I Move Out?

Not at all! We have seen houses that TLC would film. As bad as you may thing the house is, quadruple it. We will handle it all, this is meant to be as easy of a process for you as possible. You’ve already dealt with plenty of stress and heartache over this house, let’s not add to it.

11. Do I Need To Fix Things Before I Move?

Don’t even change a light bulb. Again, we are in the business of solving you real estate problems. If making repairs is adding to that stress, then leave it to us! We base our offer off of making all the necessary updates and repairs to bring the house to 2020’s. It’s what we do.

In fact, the more repairs that are needed the more we like the house! We are mostly flippers, so, the more room for improvement there is, the more likely we are to buy your house.

12. How Do I Know You’re Giving Me A Fair Offer?
